Booking Conditions

Making your booking – You may either book by telephone 01368 830760 or e-mail hideawaycottage@homecall.co.uk

Confirming your booking – A non-returnable deposit of £75 is required to confirm your booking. Payments should be by cheque, made payable to Kerry Ross. We will hold the cottage for the dates requested for three working days until we receive your deposit cheque, which will then secure the booking. For bookings within 6 weeks of the start date, full payment is required at the time of booking.

Balance payment – The balance of your holiday is due six weeks prior to your holiday commencing and payment is requested by cheque, made payable to ‘Kerry Ross’. Non-payment of the final balance when it becomes due will constitute cancellation of your holiday and forfeiture of your deposit payment. Once the balance has been received full directions etc will be sent either by post or email.

Your holiday cost – Included in the price is a starter pack for the open fire (winter months only), bed linen and towels. There is a £10 supplement for a pet. Electricity is charged by meter reading at the start and end of your stay and is at cost.

CANCELLATION: In the event of the booking being cancelled the deposit will be forfeited. If you cancel up to 6 weeks before arrival, no charge. Within 2 to 6 weeks of arrival 50% of the balance is payable. Within 2 weeks the full balance is payable. We recommend that you take out HOLIDAY INSURANCE to safeguard yourself against cancellation charges. If you wish to reschedule your holiday and mutually suitable dates can be arranged we may be able to change the booking without incurring cancellation charges.

The Hirer agrees that the cottage is to be used for a holiday and accepts Section 12(2) and paragraph 8 of Schedule 4 of the Housing (Scotland) Act 1988 applies, i.e. : the let is “a tenancy the purpose of which is to confer on the tenant the right to occupy the house for a holiday”.

The Hirer shall not sub-let the premises or any part thereof.

Occupancy – Your party must not exceed two adults and one pet by arrangement. If you do then we can refuse to allow you to stay or make you leave before the end of your holiday. If this happens, we will treat your holiday as cancelled by you and you will not be entitled to a refund of monies or compensation.

Pets - where permitted and agreed in advance, must be kept under control at all times. Dogs must be on a lead at all times whilst in the vicinity of the cottage and exercised off the site. Dogs must not be left unattended in the property at any time or allowed on any furnishings, beds etc.

We hope it never happens, but if there is an accident or any damage made by your pet, we will advise you of any additional charge in writing, within three days of your return. A supplement of £10 is payable for each pet.

Key Collection - Hideaway Cottage will be ready for you from 15.00 on the day of your arrival and you will be met by Kerry, unless otherwise stated. Please vacate the cottage by 10.00 on the day of departure. In some instances we may be able to bring forward the arrival time or extend the departure time, so please just ask! It would be appreciated if you could contact us a couple of days prior to arrival to discuss arrival details.

Car Parking - Please park your car in the driveway off Hoprig Road

Smoking - We have a non-smoking policy

Golf Two sets of golf clubs with trolleys are available to hire.

Care of Hideaway CottageWe very much want you to enjoy our cottage as if it was your own home, so in doing so, please may we ask you to treat it with respect and to leave it clean and tidy. Please let us know of any damage or breakages that may occur before your departure, so that we can replace/fix these items, prior to the next guests arriving. Any damage or breakages which are caused through neglect may be charged for and if so, we will advise you of these, within three days of your return home. All fixtures, fittings and equipment must be used solely for their intended purpose.

Queries whilst at Hideaway CottagePlease let us know immediately if you have any issues or queries whilst staying with us, this way we can make sure that you are assisted promptly and you can enjoy your holiday to the full.

Your responsibilities – Please note that you are responsible for the cottage whilst on holiday, so please keep all furnishings and fittings, inside and outside the property in a comparable state of repair and condition as at the beginning of your stay. Breach of these conditions may result in us making an additional cleaning charge or making a claim against you as a result of any damage or loss. We would also ask you to not abuse the property, to show due consideration for other people and not to display rude, dangerous or offensive behaviour towards us, the owners or any other third party. Possession of the cottage can be refused or you can be asked to leave before the end of your stay. If this happens we will treat your holiday, as having been cancelled by you and you will not be entitled to a refund of your holiday cost or compensation. It is your responsibility to check that the cottage meets your needs and we cannot be responsible for ensuring the cottage is entirely suitable for your needs. We cannot accept any bookings that are specified to be conditional upon fulfilment of a particular request. It is also your responsibility to notify us of any information regarding a medical problem or disability that may affect your holiday at the time of booking.

Liability – The Owner, their agents and employees accept no responsibility for loss, injury or damage to you and/or any members of your holiday rental party or their property howsoever caused arising in any manner out of the let of the premises.

The Owner shall have no liability for any death or personal injury to you and/or any members of your holiday rental party however caused.

Force Majeure – Compensation payments will not apply where we cannot fulfil our obligations due to circumstances beyond our control. This would mean any event we cannot foresee with all due care, for example; riots, war or threat of war, terrorist activity, civil strife, natural or nuclear disaster, industrial dispute, adverse weather conditions, fire epidemic or health risk and similar factors beyond our control.

Please note – The cottage is late 19C and has low doorways, please take care.
